Happy New Year’s Eve Colonade Neighbors. Here is your final update of 2024!
1. Reminder the construction moratorium is in full effect. This means you can paint and carpet but no other loud or major restoration can be done until May 1. Your neighbors call the Board regularly to complain about construction vehicles sticking out into the road and taking up visitor parking. Also we have had a few complaints about construction noise. How is this enforced? Guardian notifies the owner to cease all work. If the owner doesn’t comply, the contractors are reported to the city police as trespassers and will be cited for being on the property. PLEASE DON’T PUT BOARD MEMBERS OR CONTRACTORS IN THIS AWKWARD SITUATION. RESPECT YOUR NEIGHBORS QUIET ENJOYMENT OF THEIR PROPERTY DURING THE HIGH SEASON.
2. Key collection continues: Kathy Miller will Continue to collect keys to every unit on on January 2 between 2:00pm-4:00pm inside the front door of the clubhouse. PLEASE BRING A KEY (or ACCESS CODE) TO YOUR CONDO. THIS IS MANDATORY AS WE MUST HAVE ACCESS TO EVERY CONDO FOR EMERGENCIES AND FIRE INSPECTIONS.
3. Clubhouse update. We are having two key pads installed on the side doors (gym door and bathroom hall door) for 24 hour clubhouse access for residents. You will be given the code upon installation. In the interim, please use the sliding glass door at the pool to access the gym and the bathrooms. It will remain open until 10pm daily. Also we are still purchasing trash cans, cleaning tools, and small gym items (mats, balls, bands). Please take your trash to the cans in the pool area for now. Please clean up after yourself at the grills and in the gym. Thank you!
4. Save the date: We will hold our welcome back party at the clubhouse and pool area on January 27 at 5:00pm. It will be an awesome party as we celebrate each other and our new facility! Please stay tuned for further details as the date approaches.
5. Reminder, there will be a town hall with Garrison Flood Barrier Rep Ryan Bergman on January 9 at 10AM at the clubhouse. After the town hall we will survey the community via email on barrier installation.
6. If anyone needs to replace batteries in their smoke detectors, the following individual will come to your home on short notice for a reasonable fee to perform the work. Petrit Lici at 239-273-5106. Mr. Lici can also do many types of repairs or installation jobs should you need a handyman’s services.
7. Special announcement from Becky Fergus unit 205:
Dear ladies - I just wanted to reach out once more and remind everyone about the Ruth bible study that will be starting Wednesday Jan. 15 for 7 weeks. We will meet in the clubhouse at 9:30am to approximately 10:30-45 each Wednesday from Jan. 15- Feb. 26.

8. SPECIAL MEETING NOTICE: A special board meeting will be held this Friday, January 3, 2025 at 10:00am via zoom on two agenda items. Selection of a landscaping maintenance contractor and direct appointment of a new board member (Tina Teevens) to fill our vacancy for one year. Guardian will send out Zoom information on Thursday.

December Update - Important Announcements
Seasons Greetings Colonade Owners. Please see the December community update containing very important announcements.
1. The substantial alterations moratorium period began on December 15. Please notify your contractors to cease all substantial alterations. Painting and carpeting are allowed. Emergency repairs are also permitted. Please respect your neighbor's quiet enjoyment of their homes and honor this rule.
2. Guest Parking rules are in force from now until May 1. Please complete a guest parking pass found on the Guardian website and place it on the dashboard of the parked car if using any guest/clubhouse parking space.
3. Garbage must be inside the cans on all pick up days. No bags should be set out for pickup outside the can. This leads to unwanted insects and rodents finding their way into our community.
4. Our new clubhouse and barbecue area will be opening in the very near future. The contractors are finalizing the punch list repairs. Gym equipment will be delivered this week. We will open the doors to the community as soon as we receive the final inspection. Everyone will get one key to the gym and side door facing the parking lot. Keys will be distributed by Kathy Miller on December 30 between 10:00am-12:00pm and on January 2 between 2:00pm-4:00pm inside the front door of the clubhouse. PLEASE BRING A KEY TO YOUR CONDO WITH YOU TO GIVE TO KATHY IN EXCHANGE FOR A CLUBHOUSE KEY. EVERY OWNER WILL HAVE A KEY LOCKED INSIDE A SECURED LOCK BOX INSIDE THE LOCKED CLUBHOUSE OFFICE. THIS IS MANDATORY AS WE MUST HAVE ACCESS TO EVERY CONDO FOR EMERGENCIES AND FIRE INSPECTIONS.

2025 Personalized Membership Cards Coming!
We are excited to announce that your 2025 membership cards will be personalized with your name. As you know, each household receives two (2) membership cards. For those members who are single members, your name will appear on both cards. For those members who are family members, the name of the “member” will be printed on one card and the name of the “co-member” will be printed on the second card. To allow our printer sufficient time to produce the personalized cards, you will need to have renewed your 2025 membership by December 1, 2024 to receive a personalized card. Members who renew after December 1 will receive their membership card without personalization.
Website’s Electronic Directory To Take the Place of Paper Directories
Our new website,parkshoreassociation.com, allows you to access names, addresses and phone numbers of all active Park Shore Association members in real time. The electronic directory is found by clicking the “Membership” tab at the top of the home page and then “Directory”. With the thoughtful involvement of the Board of Directors and our Block Captains, we have decided that it is time to end the paper printing of the membership directory that you have normally received with your membership cards. This was both an economic and ecological decision. For those members who wish to have a printed directory, we plan to offer for the year 2025 only, a printed list of members as of 12/31/24 at a cost of $15.00. The printed list can be ordered on our website under “Membership” and it will be mailed or delivered to you in late January.

12/1/24: Renewal deadline for having your name on your 2025 Membership Card
12/31/24: Deadline for renewing your Park Shore Association membership
1/8/25: Block Captains Event- Distribution of 2025 membership cards for your block. 3:30 PM – 5:30 PM at the Raymond L. Lutgert Beach Park (Block Captains only; Invitations to follow.)
1/31/25: Final deadline for renewing your 2025 Park Shore Association membership. Late fee charge of $100 (plus dues of $300) will be assessed if your membership is renewed after 1/31/25
Remember! Your 2024 Membership card is valid through 1/31/25.

Hello Colonade Owners - Welcome back to many of you who recently arrived for the season. It has been a very busy late summer and early fall inside our community. Here is what's happening:
Hurricane’s Helene and Milton have kept us all on edge and unfortunately caused some plant damage to our new landscaping, trees and grass. We are working with our landscapers on fertilizing to promote new growth and replanting of the annuals. PLEASE DO NOT ADD, REMOVE OR REPLACE ANY PLANT MATERIALS IN YOUR FLOWER BOXES OR STREET FRONT. The Landscape Committee has contracts in place to continue the upgrading and beautification of our landscaping.
CONSTRUCTION MORATORIUM BEGINS DECEMBER 15, 2024 AND ENDS ON MAY 1, 2025. ONLY SMALL/QUIET PROJECTS SUCH AS CARPETING AND PAINTING CAN CONTINUE INSIDE. PLEASE REMEMBER THIS MORATORIUM WAS ADOPTED INTO THE BYLAWS OVER 30 YEARS AGO TO ENSURE QUIET ENJOYMENT OF THE COMMUNITY AT THE MOST POPULATED TIME OF THE SEASON. PLEASE RESPECT YOUR NEIGHBORS. EMERGENCY REPAIRS ARE AUTHORIZED.
Repairs in progress: LAKE FOUNTAINS: The north fountain failed during hurricane Milton and a new part, under warranty, has been ordered from the vendor. It will be approximately one month before the repair will be completed. New lights for the south fountain were also ordered and the replacement date will be set upon receipt of the parts. BUILDING LIGHTS: Naples Lighting will be on site on November 4 to repair currently broken carriage and flower box lights on buildings with outages. FRONT GATE: The broken power supply to the code reader was ordered and the front gate should be fully operational by Friday. The CLUBHOUSE FOUNTAIN: will be pressure washed and painted before the re-opening of the new clubhouse in December.
Also, mark your calendars for the Annual Meeting of Owners on January 23, 2025 at 10:00am. All meeting agendas and Zoom logon information will be sent by Guardian via email. For those of you who are considering running for Board of Directors, "notice of intent to run" forms will be sent by Guardian by mid November. We look forward to excellent participation for Board elections! Welcome home!

Found under Forms is the Mandatory Guest Parking Registration Form. Please print and use as directed on the form when you have a guest parking overnight. Residents may not park overnight in guest parking between December 15 through April 30. Also, no cars may park in street parking between the hours of midnight and 7:00am. Please follow the rules to avoid towing.
Emails - Please make sure you let Guardian know if you change your email address. Emails are now being sent thru the CINC system. Please make sure that you check spam for communications coming thru to your email that state donotreply@cincsystems.

To access the Web Portal at Guardian, you can go to the Documents and Forms Section on this website. The link is provided for you at the top of that section. For those who are registering into the web portal for the first time at Guardian, you will need to click on the register button first. Once you click on the register button, you will need to fill in the information requested. You MUST use your Colonade address when registering so that the system can locate you. Once you complete the form, you will receive a password to the portal. Please save this password.
Those who have already registered need to input your user ID (your email address that you used to register) and password.
Once registered you can see your own accounting file. Board members , if they so choose, will have access to specific information such as current financial information. The system is being updated so that in the future you can see more detailed information such as detailed history of your payments
