Happy end of summer Colonade Circle neighbors! Only 28 days until the first day of fall. Please continue to stay safe and prepared as hurricane peak season runs from mid-August untilI mid-October. Below is our third update of the summer to keep you informed of the happenings in your community.
New Announcements:
1. One way traffic on Colonade Circle ends on September 1, 2023. You will be permitted to drive in both directions around our community. Please remember the speed limit remains 10 MPH and must be observed to keep our community safe.
2. First floor units had their thresholds painted and the concrete step repaired from the damage caused by Ians saltwater surge and contractor traffic. This was the precursor to our power washing and painting of steps and side walks beginning today. More information follows under “Reminders” below.
3. Window washing bids are currently being reviewed and a vendor will be selected by next week. Dates of service will be the week of November 6, 2023. We will send out a reminder via email and on our website.
4. The second phase of our building and pathway lighting repairs has begun. The seven buildings currently experiencing outages of building lights have been inspected by our electrical contractor and parts are ordered. The estimated time to begin installation is approximately 2 weeks (mid September).
5. Our new pool maintenance company performed a diagnostic inspection on our spa pump and blower and the pump for our clubhouse fountain. The replacement equipment was ordered and will be installed immediately upon arrival. Estimated time for repair is late September.
6. Clubhouse Repairs Update: The committee met last week to review three drawings submitted by the architect. One design was selected that is the most consistent with the results of the community survey. The committee recommend a few minor changes to the design and will have the final drawing back by late September. Upon receipt of the final drawing, the Board will seek bids from qualified contractors to perform the work. Our goal is to make a contractor selection by November. The construction moratorium will be suspended for clubhouse repairs only.
Reminders:
1. Beginning Today, August 25, 2023, our contractor will begin the power washing of sidewalks and stairs. Please ensure you move any items, plants or decorative items, you may have sitting on your sidewalks or landings. The work will start at building one and continue around the outer circle. The inner circle will begin upon completion of the outer circle. Painting begins on Monday, August 28, 2023, in the same order as the power washing. The paint must dry for at least one hour before you can step on the walkways. Please notify your guests, contractors, and any other visitors and plan accordingly.
2. Any and all construction, renovations and larger repairs must receive written approval by the Board before you begin your project. Please complete a Colonade Approval, Renovation & Compliance (ARC) form for Board review. For further information and a copy of the form email Candy Darrah at dacedave@icloud.com
3. The construction moratorium will be in effect from December 15, 2023 through May 1, 2024 (high season).
4. Front door sealing of 1st floor units will begin on September 18, 2023. This does not apply to 2nd floor units as those door were completed earlier this year. The following units notified me to opt out of door sealing: 105, 109, 170, 177, 195, 217, 224, 232, 238. 5. Street sealcoating will begin on October 16, 2023. CONTRACTORS WILL NOT BE ABLE TO DRIVE OR PARK ON COLONADE CIRCLE FROM OCT 16-20. Our contractor, Bonness, will provide a diagram depicting the order of work and dates of work for each building. Please plan accordingly.
